Project scope
In October 2024, Fitz Consulting acquired a 1970s ex-automotive workshop located at 135 Kippenberger Avenue, Rangiora. The 330m² commercial property had a low New Building Standard (NBS) rating and was purchased “as-is.” Despite the challenges, we swiftly secured The Salvation Army as a tenant and began the consent process, breaking ground in December.
By March 2025, the full transformation was complete. The upgraded property was then sold to a neighboring owner—who now benefits from a fully renovated, well-tenanted commercial asset.
The project involved a comprehensive upgrade of a building with a low NBS (New Building Standard) rating of 15%. The focus was on strengthening all structural elements implementing 70% of the code standards. The owner, flexible design made it a fit for the entire project from start to finish.
The repair and strengthening required the following:
- Full internal demolition and installation of compliant restroom facilities and a brand-new staff kitchen
- Seismic strengthening to bring the building up to 67% NBS
- Retained existing roller doors for security; installed new windows and doors where needed
- Installed a suspended ceiling with double insulation and energy-efficient LED lighting
- Added new heat pumps for modern climate control
- Upgraded to a new mains board and full electrical rewire
- Applied external blockwork rendering
- Interior and exterior repainting for a fresh, modern look
- Integrated a Type 2 fire alarm system for safety compliance
- Installed new drainage systems
- Re-leveled the flooring for improved functionality and finish
The conclusion
As a result of our efforts, this building upgrade project was transformed to meet modern standards. The project maintained 100% occupancy during construction while achieving significant structural improvements. All code and compliance standards were met or exceeded during the renovation process.
This project not only enhanced the structural integrity of the building but also improved its overall functionality and aesthetics, creating a high-performing commercial space that meets compliance and modern tenancy expectations.
